The international Hewlett-Packard (HP) Group set up a modern administrative and production complex with almost 60,000 square metres of usable space at the office park measuring 130,000 square metres on Herrenberger Strasse at the Hulb Business Park in Böblingen between 1974 and 1984. The facility with its prize-winning architecture has outstanding transport links, its own local railway link with direct access to the site, a canteen, large green spaces with a beach ball field and its own energy centre.

The town of Böblingen with approx. 47,000 residents is located about 20 km south-west of Stuttgart. In addition to its proximity to Stuttgart Airport and its attractive links to the Stuttgart motorway junction, Böblingen has a large number of innovative and internationally oriented high-tech companies, most of which are based at the Hulb Business Park.

Böblingen mainly generates its economic clout from locally based international companies like IBM, Hewlett-Packard, Agilent Technologies, LGI, Philips Medical Systems, Eisenmann Anlagenbau, Smart GmbH (Daimler AG) and many more. The significant feature is the mix of global players and vibrant medium-sized companies. MIB acquired the property from Agilent Technologies, a spin-off from HP and one of the most important users of the site, in the spring of 2006.

Based on the outstanding tenant structure and the excellent company and infrastructure environment, the property has been gradually repositioned and developed into a modern technology park in the intervening period. The property has an outstanding market position with its strong brand, well-managed organisation, competitive costs, the structural and technical upgrading of the existing building and structural extensions and this has optimised the value of the facility for users and investors in the long term.
